Only free way to get that info is to head down to the Riverside county recorders office and start browing the public records.

There are several thing to consider out in the riverside area, First 1/50 home are now reposed on not vacant and the rate of homes that are behind in there mortgage is another 1/20 and the expect the rate to double in the next six months.

Next is the bank are not selling these homes since they know it will flood the market and drop prices even more so the list are hard to get or they are just holding.

Lot of bad news and yet so many have there head in the sand.

As you know there is a lot of hidden information , to tell the truth this is fraud by omission since they are with holding information that is affecting the market by messing with the prices.

If you are looking for pre-foreclosures you have to develop a marketing plan to attract those individuals that are about to go into foreclosure or those that have just started the foreclosure procedure.

I don't think a bank will give you a list of it's delinquent mortgage individuals.

You may go to the county court and get a list of those been place in foreclosure, those are public records. You might call and see if there is a charge for this list.

You may also advertise in your local paper that you are interested in assisting individuals that are going into or are in foreclosure. This will attract individuals and might get you some calls.

You may do mail outs to your city you are living in indicating that you are interested in foreclosures and seeking to help those that are.

I would go to your local banks and lending institutions and ask them, if they have any real estate with problems. If they do, ask them to have the owners to give you call. I would then go to a local real estate office and talk to a Realtor and about what you are looking to do and tell them you are looking for some one to work with on an exclusive basis in purchasing real estate. I would then call your local FHA offices and inquire about property that has been foreclosed on. They put ads in the newspaper on a weekly schedule.when they have property to sell. I think you usually have to go through a Realtor. You probably should get out and drive around and look for abandon buildings. If you see one stop and ask the neighbors about it. I am sure you can come up with some more ideas.

3. I don't know for sure if they will charge you ( I get them free as an agent) But title companies have lists of NOD's (Notice of Defaults) Call a local one up, ask for a title rep. And, find out what they can do for you. First American or Chicago Title are close there by you.
