Have your agent show you recent sold properties like this one. Make the adjustments for the roof, etc and you have a value.
Not quite sure how much it is worth, but if you're wanting to make an offer, I would start at $190,000 and see what they say from there. If a bank owned house has been on the market for more than a year, the bank is absolutely willing to give you a steal!
If you are thinking lower than that, take a shot, you never know what will happen.
